Tenant must maintain approx 2500m2 grassed area (approx just over half acre)

Large 3br or house in a rural setting overlooking rolling hills and distant ocean views. Air conditioning in living room, 2 massive balconies, polished floors, massive 18m rumpus downstairs with another bathroom (shower and toilet) and more storage with shelves. No garage to the property but plenty of parking.
We are seeking a tenant who is willing to treat and respect the property as if it were their own. The main thing we require is someone to maintain the grounds. The minimum equipment required is at least a heavy duty ride on mower or preferably a 4wd ride-on as well as a push mower or self propelled and whippersnippers. The gardens need not only mowing but there is extensive whippersnippering and poisioning as required. There are 2 parts of land around the house, the top part of the property and the lower part both around 1200m2 and both need constant maintenance approx 4 hours mowing/ whippersnippering each mow.
The top part. This includes the land around the driveway and including the land around the many fruit trees, approx 1200m2. The land here is steep in places and needs mowing and whippersnippering. The tenant has permission to take as much fruit from these trees as they can consume and some fruit may be taken and sold by owners. Any falling/rotten fruit is expected to be removed by tenant.
The lower part of the land around the house is gently sloping and easier to maintain comfortably although from time to time you may have to pull back the Singapore daisy from growing on the lawn. A full description on tenant's responsibilities will be available in detail so there is no confusion when applying.

Pets are ok however STRICTLY OUTSIDE ONLY. To ensure the successful applicant is able to cope with maintaining property and cooperating with neighbours initially there will be a 3 month lease on offer, however the property is long term. We just want to ensure the property is being maintained. The grounds will be cleaned and the upstairs paint freshened up prior to tenancy
